Vistra Energy, including the TXU Energy and Luminant Energy companies, is a corporate consolidation and a workplace transformation project involving 18 business units and 19 sub units. The project included planning strategies to vacate an existing property in downtown Dallas. Prior to the decision to co-locate 1299 staff in an underutilized 222,000 SF leased property on three floors, and accommodating the remaining 167 staff to a third leased property, SLAM assisted Vistra in a new property search and building analysis.

Multiple properties of various size by height and footprint, age, amenity structures, parking, and location in the greater Dallas area were examined to fit the corporate consolidation criteria. Test fit scenarios were developed and analyzed to determine the best use of real estate to accommodate business needs, business unit adjacencies, and support space requirements while maintaining work flow and unifying the company’s brands under one corporate umbrella. New workplace planning ratios were established with the goal of increasing shared and collaborative space. Space reduction strategies involved the introduction of leanly-sized individual work settings and flexible hotel seating where appropriate.

A records management effort was implemented to dramatically reduce hard copy documents allowing Vistra to save space and resources. Amenity area enhancements and additions, which appealed to the change management communication efforts, included a Fitness Center, Business Technology On-Demand Service spot, cross functional Café zone, and multipurpose Board Room. SLAM’s design of experiential graphics enhanced the renovated architectural setting with the objective to create a true sense of place for Vistra employees and extend the company’s brand, values, and culture to their physical workspace.
